Register / Method

How the desk works.
Three drawers, one chain.

County records in, stamped rows out — every step leaves a paper trail you can walk.

01

Collect

We pull county-primary records to build a complete picture of every parcel in Hamilton County.

County Assessor

Base property data — assessed value, parcel ID, owner info, and occupancy status for every parcel.

Court Records

Chancery Court filings — foreclosure and probate proceedings that signal motivated sellers.

Public Notices

Published FSBO activity and city code violations — owner-sellers and properties with open issues.

02

Stamp

Every signal is written onto the record with its source system, source URL, and retrieval date. No inferred distress: if a row says tax-delinquent, a county file says it first.

Distress signals

County-filed only — pre-foreclosure, tax delinquency, code violations, probate, vacancy. Each carries its receipt.

Automated audit

Inferred-score heuristics are rejected at intake, not published and footnoted.

Change detection

Added / changed / exited is computed against the prior week’s stamped rows.

03

Deliver

You receive, compare, and act — a weekly snapshot with diffs, or the same rows live through the dashboard and MCP API.

Search & filter

Address search, distress-signal filters, property type, value range — find exactly what the mandate covers.

Optional analytics

Equity estimates, ranking, comps-based value work — the underlying signals always visible, never a black box.

Export & act

CSV export, map view, and full provenance fields formatted for your trace vendor or mail house.
