Register / About

Built at this desk,
not at a data warehouse.

Why this register exists

Real estate diligence is dominated by people and companies with expensive data tools and national feeds. The public records that actually decide a file — the Trustee's delinquent roll, a Chancery filing, a published notice — sit scattered across county websites nobody has time to walk weekly.

PropToIt was built on one premise: all property data is already public — it just needs to be pulled whole, stamped with its source, and kept current. We aggregate county records, court filings, and published notices so your team works the file instead of hunting it.

What the desk does

Collection

  • County assessor records — assessed values, ownership, parcel details
  • Court filings — probate, foreclosure, civil records
  • Tax records — delinquency status and payment history
  • Code violations and enforcement actions
  • FSBO listings from public owner-seller ads

Optional analytics layer

  • Equity estimates and ranking — underlying signals always visible, never a black-box score alone
  • Comparable-sales value work (CMV/ARV)
  • Geospatial mapping with property coordinates

Delivery

  • MCP (Model Context Protocol) API for AI agent integration
  • REST API for property data and saved searches
  • Skip-trace-ready owner records, licensing kept on your side

Data sources

We don't sell MLS data. Everything here comes from public, freely accessible government records and publicly listed advertisements:

  • Hamilton County Property Assessor & Trustee (Tennessee)
  • Bradley County GIS / Assessor parcel data (Cleveland, TN)
  • Hamilton County Chancery Court (foreclosure & civil records)
  • US Census Bureau (geocoding and demographic data)
  • Google Street View Static API (property condition imagery)
  • Craigslist Chattanooga FSBO listings
  • Mapbox (map tiles and geospatial data)

Expansion of record

We started in Hamilton County (Chattanooga, TN) — the deepest pipeline. Bradley County (Cleveland, TN) went live in September 2026. Next candidates, in no promised order: Davidson (Nashville), Shelby (Memphis), Fulton, DeKalb, Miami-Dade, Broward, Hillsborough, Harris.

Each county is its own build — assessor, court, and notice formats differ everywhere. One founding partner per county, and expansion gets priced at pilot close.

Why it matters

The players with the best data have an enormous advantage over everyone else working the same streets. Verified, checkable public records — pulled weekly, stamped with their source — level it. Whether you run a credit committee or a two-person flip shop, the file should work for you.

Built local

PropToIt is built and operated from Chattanooga, TN, on infrastructure we control. No third-party data vendor sits between you and a county record.
